Project Discovery & Scope Definition
Every project starts with a consultation where we define the project's scope, timeline, and functional objectives. We also review zoning, easement, and jurisdictional constraints, identify key milestones and client expectations, and discuss preliminary budget parameters.

Site Evaluation & Pre-Construction Coordination
We conduct a comprehensive site walkthrough to assess access, utilities, soil conditions, and drainage, as well as any required demolition, clearing, or remediation, and any potential constraints impacting schedule or cost. Simultaneously, we coordinate with architects, engineers, or design-build teams (if not already retained) to validate design feasibility, begin pre-permitting code compliance reviews, and conduct value engineering where necessary.

Estimating & Budget Development
We prepare a detailed estimate that includes labor, materials, equipment, and overhead, with line-item breakdowns for each trade (like concrete, framing, MEP, and finishes). We also factor in allowances for client selections, along with contingencies and escalation projections. To ensure clarity, we highlight all inclusions and exclusions, making it simple to adjust the project's scope without any confusion.

Permits, Procurement & Mobilization
Once the estimate is approved and the contract is signed, we move into the project's initial setup. This involves submitting and tracking permit applications, finalizing subcontractor agreements, procuring long-lead items, scheduling mobilization and staging, and issuing a comprehensive project schedule using Gantt or CPM logic.

Construction Execution & Project Management
Our field and project management teams take control of the jobsite, ensuring quality, safety, and progress through on-site supervision. We hold weekly coordination meetings with trades and adhere to the schedule using detailed look-ahead planning. Progress is documented using customizable project management tools like Procore, Buildertrend, or CoConstruct, and we conduct ongoing QA/QC and safety inspections. We strictly enforce sequencing, site cleanliness, and trade coordination to avoid any downtime.

MEP Coordination & Rough-In Verification
We manage layout verification and in-wall/above-ceiling coordination for all essential systems, including electrical circuits, plumbing rough-ins, HVAC ductwork, and fire protection. This also covers low-voltage and smart home pre-wiring where applicable. Our meticulous approach ensures all rough inspections are successfully passed before any finish work begins.

Finishes, Commissioning & Closeout
Once interior work begins, we coordinate the delivery and installation of all finishes, carefully monitoring the sequencing of paint, flooring, trim, and millwork. Simultaneously, we conduct system startup, testing, and commissioning for HVAC, electrical, and plumbing. We also proactively address punch list items through ongoing rolling inspections, ensuring a smooth progression to completion.

Final Turnover & Warranty
At project close, we conduct a final quality control walkthrough with the client. We then deliver a comprehensive closeout package that includes all warranty documents, manuals, and final lien waivers. Beyond completion, we provide ongoing post-completion support for any warranty or maintenance needs that may arise.
